1. Smoking Policy: Smoking is NOT allowed in the homes.
2. Check-in/Check-out: Check in time: 4:00 pm. Check out time: 11:00 am (Check in time may be delayed due to high occupancy). Late check outs that have not been approved may result in a $25 late check out fee. Early check in must be approved by management.
3. Cancellations: A $50 cancellation fee is charged for all cancellations. You must cancel 60 days prior to arrival for a refund of any payment, minus the $50 Cancellation fee . (No exceptions) If you cancel 60 days or less from the day of arrival there will be no refund unless management can re-book the same dates at the same rate. If this can be done you will receive a refund of your payment, minus the $50 cancellation fee. Cancellation refunds due to bad weather or hazardous road conditions will be decided by management on an individual bases. Power outages are common on the Oregon Coast and do not automatically constitute a refund.
4. Payment: A deposit in the amount of half (1/2) the total rental fee is required to secure a reservation. The deposit payment must be received at the time you book the reservation. Balance is due 7 days prior to arrival. Balances not received 7 days prior to arrival will be charged to the credit card on file unless prior arrangements are made. We accept checks and all major credit cards. BBVR has a self check in policy. A lock box code will be provided upon full payment. After your final payment is received you will be emailed and arrival confirmation with directions to the home and the lock box code for entrance to the home.
5. Cleaning Fees: Cleaning fees $40 - $150 non-refundable on all houses. Management provides cleaning including kitchen and bathroom sanitizing, vacuuming, and linens/towel upon departure. Daily maid service is not provided. Items provided by management will not be restocked during your stay. Please refer to management or the confirmation letter you received with your confirmation for items that are provided by management.
6. Damage Deposit: $100 to $300 will be held to a credit card and not charged to the card. The hold is released within 7 days of departure, provided there is no damage, missing inventory, or excessive cleaning or garbage. Beach & Beyond reserves the right to charge credit cards for excessive cleaning, theft & damage above $100 as a result of your stay. Please contact management during your stay if any appliances or utility services become unusable during your stay. Due to the lack of availability of appliance or utility repairman in this area during evening hours or during a weekend or holiday Beach & Beyond can not guarantee immediate response time from contractors and repairs may be delayed during these times.
7. Keys: There is a $25 fee per key, for lost or missing keys.
8. Return Check Fee: Return Check fee of $30 per item.
9. Pet Policy: Pet limit is one. Pet fee is $25, non-refundable. Pets must be kept on a leash and not left unattended. Please clean up after your pet. Occupants may be asked to vacate if a pet becomes a disturbance. No-pet homes do not allow pets anywhere on or about the premises. A $150 fee per pet will apply if you bring a pet to a non-pet home and you may be asked to vacate the home.
10. Holidays have a three night minimum. All reservations made 8 months or more in advance of the arrival date have a 2 to 5 night min. The 7th night is half off year round. Special offers are not offered during peak season. Specials may not be available on all homes. Last minute specials may apply. Only one special per customer per reservation.
11. Parking: Some of our homes have limited parking. Please keep
vehicles to a minimum. Boats must be approved. RV’s, Trailers and
Tents are not allowed unless approved by management. You may be
asked to move unauthorized vehicles. Please do not use a
neighbor’s driveway as a turn around for boats and cars.
12. Garbage: Garbage is limited to the number of cans provided. Most cans are placed in an approved area for pick up. Extra bags of garbage may result in a $5 charge, there may be exceptions. We rely on the local garbage service for pick up and each home has specific pick up dates. Garbage cans may be full on arrival – until the next pick up date. Pick up dates are noted in the homes. Please call us if you have a question. There is no curb side recycling. A list of recycling centers will be provided in the house booklet. Please crush large items before placing in cans. The garbage company will not pick up garbage or bags of garbage placed next to a can. They will pick up items placed on top of the can.
13. Adults and Minors: We rent to adults 25 years of age and older. No minor may enter into a rental agreement. Minors must be accompanied by an adult. Violators will be asked to leave without refund.
14. Occupancy: Occupancy is limited to the number of people allowed in the home and to the number that you indicated would be in your party. Additional occupants may be asked to leave.
15. Specials: Prices & amenities may subject to change. Reservations made prior to the posting of any MONTHLY SPECIAL do not receive the special rate. Only one special will be honored per reservation.
16. Lost and Found: Management is not responsible for the return or replacement of items left behind. Unclaimed items will be discarded after 30 days of departure.
17. Guests assume the risk involved or related to the use of the rental and its surrounding area including decks, steps, porches and the beach access and release Beach & Beyond Vacation rentals and the home owner from any and all liability or loss that may result during occupancy. All information contained in our website is deemed reliable but not guaranteed. By accessing the home you have rented, you agree with the terms and conditions above.
18. Please respect the home and the rights of your neighbors with courteous behavior. Any misconduct may be grounds for eviction, with no refund. Please keep noise level to a minimum after 10:00 pm.
